Subsidized Housing Vouchers

Most units available with Community Action for Better Housing (CABH) are provided via subsidized housing vouchers from one of our partner agencies. However, CABH does maintain a limited portfolio of non-subsidized, low-income rental units.

What Are Housing Vouchers?

Housing vouchers help eligible tenants afford private rental units by covering a portion of the rent. Tenants typically pay around 30% of their income, with the remainder covered by the voucher. To qualify, applicants must earn less than 50% of the Area Median Income (AMI) for the city in which they are seeking housing.

Each voucher has its own application process, eligibility criteria, and guidelines. CABH accepts vouchers through our Public Housing partners.

How to Apply for a Housing Voucher

Affordable housing units are limited, and demand is high. To improve your chances, it’s important to be patient, responsive, and thorough throughout the process. The first and most critical step is submitting a complete and accurate application.

    Where to Apply

If you require a housing voucher, your first step is to apply with the appropriate local housing agency. Once approved, the agency may refer you to CABH based on your preferences, voucher type, and unit availability.

Depending on the voucher program and issuing agency, you may be placed on a waiting list.

To obtain a Housing Voucher, you must apply directly through the agency that administers the program.

Note: CABH offers a limited number of units specifically for senior citizens. Applicants seeking elderly housing through HUD’s Section 202 Project Rental Assistance Contract (PRAC) program may apply directly through CABH.

Rental Assistance Programs Accepted by CABH:

    1. Massachusetts Rental Voucher Program (MRVP)
    2. Federal Section 8 (Mobile & Project-based)
    3. Section 202 PRAC (HUD Elderly Housing)

    Disclaimer
Submitting an application does not guarantee housing. All applications are subject to eligibility verification, program requirements, and availability of units. Housing is offered in accordance with federal HUD regulations and Massachusetts state laws governing low-income and subsidized housing programs. Placement is determined by program guidelines, waitlist status, and funding availability.

    Important Notes

    • Applicants who qualify and are homeless, survivors of domestic violence, or veterans receive priority for available units.
    • If a Fair Market Rate unit becomes available and you are on the waiting list, a CABH representative will contact you to begin the CABH Application Process.

    What You Can Do Now

Be Patient: While waiting for a unit to become available, here are steps you can take to prepare:

    • Keep your contact information up to date. Notify the appropriate agency of any changes to avoid missing housing opportunities.
    • Organize your financial documents. You’ll need the most recent six months of pay stubs, bank statements, benefit letters, and other income verification when contacted.
